FHB Is Making Progress on the Robin Rug Development

FHB is making progress toward gaining adherence to the law related to the proposed Robin Rug development. This benefits all of Bristol’s citizens. The support we are receiving from FHB members and the public is encouraging.

We thank those who have made generous contributions allowing us to challenge the many legal defects found in the Planning Board and Town Council decisions on Robin Rug. These corrupted procedures have diminished citizens’ rights and benefits. This affects all citizens.

If you would like to object to the expansion of density, exclusion of affordable housing and reduction to 28% of the original commercial space, we have provided guidance to help you create your remarks. Planning Board Draft Decision Claims an additional 69,431 square feet should be added to Brady Sullivan Plans without any public discussion

In defiance of the law, Town says no zoning relief is necessary for Brady Sullivan unit count. Bristol Town Attorney writes draft decision to allow 130 units at Bristol Yarn Mill, defying the developer’s own existing conditions report that limits unit total to 101. Furthermore, Bristol’s Comprehensive Plan and Zoning Laws are required to be applied to new development, including Planned Unit Development or Land Development Projects as it is referred to in the Zoning Law, but don’t appear to be applied for this project.

Incorrect Numbers Give Bristol Yarn Mill 26 Additional Units

The Town’s Draft Master Plan Decision for Bristol Yarn Mill, prepared by Attorney Andy Teitz on 4/27/2022 is Based on Incorrect Numbers, giving away 26 additional units to the developers. The developer’s own submitted floor plans state multiple times that the total Gross Floor Area (GFA) – or buildable square footage – is 227,286 sq. ft. By Bristol code, the total allowable number of units is 101, not 127 units.

A Technical Review of the Bristol Yarn Mill proposal submitted by Brady & Sullivan Properties, LLC, was held on 12/22/2021 at the Burnside Building. Representatives of the Bristol Historic District Commission, Planning Board and other pertinent entities met to discuss issues related to the proposal, including issues raised in submissions by the public.

Robin Rug Mill Redevelopment

Brady Sullivan Properties, LLC, is seeking Town approval to redevelop the Thames Street Robin Rug complex to include 151 rental units and a small number of retail outlets. The development includes 150 interior parking spaces and 150 exterior spaces in lots near the building complex. The project will be named Bristol Yarn Mill.

Sites of Conscience Summit Feb 1 , 2021

How does a town like Bristol, with its difficult links to slavery and the taking of indigenous peoples’ homelands, tell the story of its past? Bristol was designated a UNESCO Site of Memory as a place to stop and remember the 2 million Africans who were lost during the passage and the over 10 million who endured the passage and lived a life of enslavement. Any narrative of Bristol must also grant the foundational role of the Pokanoket Tribe, the original inhabitants of the peninsula. The narrative that is ultimately told affects every resident and stakeholder in Bristol.
